Painting a two-bedroom Canary Wharf apartment typically takes 4–6 working days and starts from around £1,800 for walls, ceilings and woodwork in low-odour water-based paint. The extra planning — not the painting — is what makes E14 different: lift bookings, concierge sign-in, protection of communal areas and agreed working hours.
Why E14 apartments are not like the rest of London
Most of our work in Canary Wharf, Wood Wharf, South Quay and the Isle of Dogs is in managed towers. That changes the job in four practical ways.
1. Access is scheduled, not assumed. Service lifts are booked in slots, often with a deposit held by the building manager. Materials arrive in one planned delivery rather than trickling in, so we survey and order everything before day one.
2. Ventilation is shared. Corridors and often bathrooms run on a shared extract. Solvent-based paint that would be unremarkable in a Victorian terrace can push odour into a neighbour's flat. We specify low-odour water-based emulsion and water-based eggshell almost exclusively in high-rise work.
3. Working hours are set by the building. Most towers allow 8am–6pm weekdays, some restrict noisy preparation to shorter windows, and weekend work often needs written approval. We confirm this in writing before quoting a timeline.
4. Documentation is expected. Building managers routinely ask for public liability insurance certificates and a method statement before granting access. Having these ready is the difference between starting on Monday and starting a fortnight later.
What a typical high-rise apartment needs
New-build E14 flats are usually only a few years old, so the substrate is sound and the work is about finish quality rather than repair:
- Walls and ceilings — plasterboard with a skim, often marked by furniture and fixings. Two coats over a spot-primed patch repair.
- Fitted joinery — wardrobes, media walls and kitchen units. These are factory-finished, so a hand-brushed repaint rarely matches. Spray finishing is the honest answer here.
- Woodwork and doors — usually pre-finished; water-based eggshell keeps the crisp, non-yellowing look.
- Full-height windows — south and west-facing rooms take heavy sunlight. Deep colours can fade faster than owners expect; we flag this at colour stage.
Older Docklands stock
Not everything in E14 is glass and steel. Towards Limehouse, Cubitt Town and Wapping there are warehouse conversions and Victorian terraces with sash windows, exposed brick and original joinery. That work is closer to our heritage projects: careful stripping, timber repair and exterior systems that can survive wind-driven rain off the Thames.
